土司府就坐落在耀南村的半山腰上，占地4.2亩，由大院、花园、马厩三大建筑群组成，共有房间65间，布局新颖，造型独特，有着丰富的历史人文底蕴。更为奇特的是在哀牢山大山深处的这座土司府，大门的设计是中西结合的样式，为防火灾，建于宋代的土司府还想到了在院中建了消防水池，为取暖而建了取暖通道等。
